Construction Associate Manager

CORE PURPOSE:

The Construction Associate Manager provides practical construction expertise and day-to-day site support across the British School Jakarta campus. The role assists in planning, supervising, and delivering minor construction works, office and learning-space fit-outs, repairs, alterations, and campus improvement projects to a safe, timely, and high-quality standard.

A central purpose of the role is to design, plan, construct, install, maintain, dismantle, and store scenery, staging, and production sets for school plays, musicals, performances, assemblies, and other events. Working closely with Performing Arts and Events colleagues, the role translates creative concepts into safe, durable and achievable builds while protecting teaching spaces and maintaining the School’s operational requirements.

Success in this role depends on building trusted working relationships across the School, understanding the needs and perspectives of different stakeholders, and communicating with tact, clarity and good judgement. The postholder must be sensitive to team and organisational dynamics and able to navigate competing expectations constructively.

The role also undertakes regular campus inspections, identifies defects and emerging risks, supports contractor control and provides practical advice to the Head of Building & Maintenance  and the wider Property Services team.

MINIMUM REQUIREMENTS:

Essential:

• Substantial practical experience in construction and carpentry, including first- and second-fix work, timber framing, doors, windows, ceilings, partitions, internal finishes and working accurately from drawings.

• Demonstrated experience as a Construction Associate Manager, assistant site manager, site foreman, supervisor or equivalent, coordinating trades, contractors, suppliers, materials and work sequencing.

• Recognised occupational health and safety qualification, such as the NEBOSH International General Certificate in Occupational Health and Safety, or an equivalent qualification acceptable to the School.

• Competence in preparing and reviewing risk assessments, method statements, toolbox talks, work permits, daily briefings, site records, technical specifications and drawings.

• Ability to estimate quantities, source and order materials, obtain quotations, monitor use and waste, and deliver work within agreed budgets and deadlines.

• Strong practical problem-solving skills and the ability to turn drawings, concepts or performance requirements into safe, workable construction solutions.

• Clear spoken and written English and the ability to communicate professionally with staff, students, contractors, consultants and suppliers.

• Ability to work safely and respectfully in an active school environment, including around children and to meet all safeguarding requirements.

• Physically able to undertake regular campus inspections and practical duties associated with construction, fit-outs and stage-set installation, subject to reasonable workplace adjustments.

• Demonstrated ability to build positive working relationships with colleagues from varied professional, cultural and technical backgrounds, using active listening and adapting communication appropriately to the audience and situation.

• Strong interpersonal awareness and sound judgement, including the ability to recognise team dynamics, manage disagreement calmly, handle sensitive matters discreetly and resolve concerns constructively.

• A collaborative and service-oriented approach, with evidence of earning trust, balancing different perspectives and maintaining respectful communication when working under pressure.

Desirable:

•  Formal trade qualification in carpentry, joinery, construction or a related discipline.

• Current site-management safety training, first-aid certification and construction-site competency credentials, or willingness to renew/complete these within a timeframe set by the School.

• Experience supervising multidisciplinary teams and coordinating carpenters, electricians, plumbers, air-conditioning technicians, welders, civil workers and plant operators.

• Experience constructing theatrical scenery, temporary structures, staging, exhibition displays, event installations or bespoke joinery.

• Experience in an international, education, hospitality or other occupied-campus environment.

• Working knowledge of Bahasa Indonesia and familiarity with Indonesian construction practices and HSE requirements.
