About the role
We are seeking an experienced General Manager of Operations Facility Management to join PT. OCS Global Services (OCS Indonesia) in Jakarta. This is a full-time position that represents a strategic leadership opportunity within our Real Estate and Property Management division, specifically focusing on Corporate Body and Facilities Management.
As General Manager, you will lead facility management operations and drive sector growth by ensuring service excellence, operational efficiency, and client satisfaction. You will expand market presence, secure new customers, develop strategic solutions, and lead the account management teams in retaining and growing the existing portfolio. The role is accountable for pipeline development, business conversion, revenue and margin growth, portfolio balance, and Regenerative Facility Management initiatives that create sustainable value for people, communities, workplaces, and the environment
Key responsibilities
Define and execute the sector growth strategy, annual growth plan, priority markets, target customers, and service-development agenda in line with Company objectives.
Develop sector-specific Facility Management solutions and value propositions, including integrated services, digital solutions, and Regenerative FM offerings that differentiate OCS in the market.
Lead major opportunity reviews, bid/no-bid decisions, solution direction, pricing strategy, investment requirements, negotiation approach, and commercial handover within the Delegation of Authority.
Build strategic relationships and partnerships with customer executives, industry bodies, government stakeholders, academic or vocational institutions, and business partners that support sector growth.
Determine and periodically review account classification, account ownership, management capacity, and portfolio balance based on value, growth potential, complexity, risk, geography, and leadership capacity.
Set clear targets for team covering account retention, renewal, whitespace or share-of-wallet expansion, revenue, gross margin, collection target and customer health.
Own consolidated sector revenue, gross margin, budget, forecast, pipeline conversion, productivity, DSO, and financial recovery and take corrective action where results deviate from plan.
Allocate sector resources and align Commercial, Finance, Procurement, HR, Legal, QHSE, Sustainability/ESG, Service Excellence, IT, and other functions to remove growth and portfolio constraints.
Sponsor Regenerative FM as a growth proposition by connecting customer needs with solutions for People, Local Communities, Workplace, Environment, Social Mobility, Modern Slavery, and Carbon Improvement.
Lead the performance, coaching, succession, capability, engagement, and development of direct-report Managers and ensure the organization has the capacity to deliver the sector growth plan.
What we're looking for
Minimum Bachelor Degree (S1) in Engineering, Business, Management, Hospitality, or another relevant discipline. A postgraduate qualification is preferred.
Minimum 10 years of relevant experience, including at least 5 years in senior leadership of Facility Management, business development, strategic account, multi-account, or sector operations with full P&L, growth, customer, people, and risk responsibility.
Advanced knowledge of Facility Management business models, integrated hard and soft services, and sector operating requirements.
Advanced Microsoft Office capability and ability to use CRM, pipeline systems, FM platforms, portfolio dashboards, analytics, and business communication in Bahasa Indonesia and English.
Strong financial acumen with experience in budget management, cost control, and financial analysis.
Professional certification in facility management (such as IFMA, CAFM, or equivalent) is preferred.
Fluency in both English and Indonesian (written and verbal).
Demonstrated QHSE leadership and working knowledge of applicable K3 requirements.
Knowledge of Indonesian regulations and compliance requirements relevant to facility management
Proven experience managing large-scale facilities or multiple properties simultaneously
Strong leadership and team management capabilities with experience supervising cross-functional teams
Excellent knowledge of facility management practices, maintenance protocols, and industry best practices
