Business Development & Expansion Supervisor

About the role

This role focuses on store expansion and site scouting, managing mall relations and contract renewals, conducting commercial negotiations, performing feasibility studies and financial analysis, overseeing legal documentation, and coordinating across internal teams for new store openings.

Key responsibilities

• Conduct market research, demographic mapping, and identify potential new store locations (malls, stand-alone, commercial areas) aligned with brand target market profile

• Maintain professional relationships with mall management and landlords, and lead lease renewal negotiation processes for operating stores

• Negotiate commercial rental schemes including base rent, profit sharing/revenue share, service charge, and grace periods.

• Prepare financial feasibility analysis for new locations including feasibility studies, traffic projections, revenue estimates, and payback period calculations

• Oversee completeness of rental legal documentation, Letter of Intent (LOI), Letter of Offer (LOO), and Cooperation Agreements (PKS) through contract signing

• Coordinate with internal teams (Project/Fit-out, Legal, Finance, Operations) for location handover and new store opening processes

• Conduct field surveys and location visits as required

Requirement

• Minimum S1 degree from any discipline (preferably Management, Business, Marketing, or Communication)

• Minimum 3 years work experience in Business Development, Store Expansion, Leasing, or Site Acquisition in F&B or Retail industry

• Extensive and active network with mall management and landlord leasing in target expansion areas

• Strong negotiation and persuasive communication skills for commercial property rental transactions

• Experience preparing and reading feasibility studies, sales projections, and Return on Investment (ROI) calculations

• Understanding of basic legal processes for commercial property rentals (LOI, LOO, PKS)

• Willing to travel for field surveys and location visits
