Quantity Surveyor

About the role

We are building our next luxury villa in Canggu in-house, without a main contractor. We are looking for a Quantity Surveyor who works the way a contractor's QS works: you turn the drawings into quantities and a priced BOQ, buy every material, hire and pay the work crews and subcontractors, and control every rupiah from order to payment. You report directly to the Director and you are accountable for one result: the villa is built to the approved design, with no money lost to over-ordering, wrong prices or payment for work that has not been built.

Key responsibilities

• Take off quantities from architectural, structural and MEP drawings; build and maintain the priced BOQ and cost plan for every work package.

• Prepare unit-rate analyses (AHSP: material + labour + equipment) and check every price against the market.

• Prepare material schedules with waste allowances and order dates tied to the construction programme.

• Source suppliers in Bali and Java; obtain at least three comparable quotations for every purchase; prepare the comparison and recommendation; raise purchase orders for Director approval.

• Expedite deliveries; check every delivery against the PO and delivery note for quantity, specification and condition, and reject what does not match.

• Run the site material register (ordered vs delivered vs installed vs in stock), reconciled every month, to stop waste and loss.

• Price, select and hire work crews (mandor and tukang) and specialist subcontractors; issue SPK / work orders with clear scope, quantities, rates, duration and payment terms.

• Measure completed work on site (opname) and prepare payment certificates: payment only for work that is built, measured and accepted.

• Track manpower and productivity against plan, and replace crews that do not deliver.

• Prepare weekly cost report per work package: budget, committed, paid, forecast to complete and variance, with overruns flagged before they happen.

• Price every design change before it is executed; no change goes ahead without an approved cost.

• Monthly cash-flow forecast for materials, labour and subcontractors, aligned with the programme.

• Keep a complete paper trail for every rupiah: quotation, PO, delivery note, opname, invoice, payment approval.

About you

• Degree (S1) or diploma (D3) in Civil Engineering, Quantity Surveying or Architecture.

• Minimum 5 years as QS, estimator or procurement engineer on the contractor side, including residential or villa projects; Bali experience is a strong advantage.

• Proven hands-on experience in quantity take-off from drawings, BOQ, AHSP unit-rate analysis, material purchasing, and opname and progress payments for mandor and subcontractors.

• An active network of suppliers, mandor and subcontractors in Bali.

• Advanced Excel; able to measure from AutoCAD and PDF drawings.

• Fluent Bahasa Indonesia; working English (our reports and company documents are in English).

• Absolute integrity: you will handle supplier and subcontractor money. Zero tolerance for commissions or kickbacks.

• Full-time on site in Canggu.
