About the role
We are a Holding Company in the process of establishing a new subsidiary within the Property Business. We are seeking a Property Operations Superintendent who will take full ownership of the end-to-end setup, coordination and operational execution during the establishment and early operational phase.

This role serves as the primary point of coordination across functions with a strong emphasis on finance and accounting oversight, while also managing administration, project coordination, regulatory follow-up, and cross-stakeholder execution. The Property Operations Superintendent will work closely with Management and act as a key driver to ensure readiness, compliance and operational continuity.

What you'll be doing

  • Asset Acquisition & Onboarding: Coordinate the onboarding of newly acquired property assets, including document collection, asset status review, and transition into the company’s reporting system.

  • Subsidiary Establishment & Corporate Administration: Support the establishment of subsidiaries or asset-holding entities, including coordination with notaries, consultants, finance/accounting teams, and authorities.

  • Permit, Licence & Regulatory Coordination: Manage and monitor permits, licences, approvals, registrations, and regulatory requirements for asset development and operations.

  • Project Administration & Timeline Control: Monitor project progress, timelines, key milestones, handover, and outstanding issues to ensure alignment with management targets.

  • Budgeting, Cost Control & Cashflow Monitoring: Prepare and monitor budgets, track spending, control costs, and monitor cashflow for project, pre-operational, and operational activities.

  • Invoicing, Payment & Finance Coordination: Coordinate invoicing, payments, vendor billing, receivables/payables, tax documents, and audit-supporting documents with finance/accounting teams.

  • External Stakeholder Liaison: Act as the main coordination point with notaries, consultants, auditors, banks, authorities, vendors, contractors, tenants, and service providers.

  • Operational Readiness: Ensure the asset is ready to operate, including legal documents, permits, SOPs, utilities, vendor arrangements, insurance, handover documents, and reporting structure.

  • Risk, Compliance & Issue Management: Identify and monitor risks related to legal, regulatory, tax, finance, project timeline, cost, vendor performance, and operational readiness.

  • Management Reporting: Prepare regular reports on asset status, permits, project timeline, budget, cashflow, vendor progress, key risks, issues, and next steps.

What we're looking for

  • Bachelor’s degree in Accounting, Finance, Business Administration, Project Management or a related field.

  • Minimum 5 years of relevant experience in property operations, property development, asset management, project coordination, construction/project administration, or a similar project-based environment.

  • Experience in asset onboarding, corporate administration, subsidiary or entity setup, permit/license coordination, and regulatory follow-up is preferred.

  • Good understanding of budgeting, cost control, cashflow monitoring, invoicing, payment coordination, and basic accounting/finance administration.

  • Familiar with project management, timeline monitoring, vendor/contractor coordination, handover preparation, and operational readiness processes.

  • Strong ability to coordinate with internal teams and external parties, including notaries, consultants, auditors, tax advisors, government authorities, vendors, contractors, and service providers.

  • High attention to detail, proactive mindset, and ability to identify administrative, financial, regulatory, and operational risks.

  • Proficient in Microsoft Office, particularly Excel for budgeting, tracking, reporting, and monitoring purposes.

  • Good command of English, both written and spoken.
