The ideal candidate is a qualified Indonesian advocate with PERADI membership, extensive hands-on experience in Bali's property and real estate sector, and the ability to manage legal matters independently while advising management on legal risks and commercial decisions.
This role requires a strong legal professional who can identify potential issues early, recommend practical solutions, negotiate effectively, and follow through until matters are resolved.
Key Responsibilities

Conduct and coordinate land due diligence, including land certificates, ownership verification, encumbrances, zoning, and land-use restrictions.
Review property documentation and identify legal, commercial, and regulatory risks.
Advise management on property ownership structures, land rights, leases, and development arrangements.
2. Corporate Law & Legal Documentation
Draft, review, negotiate, and manage commercial agreements, lease agreements, construction contracts, corporate documents, and other legal instruments.
Handle corporate legal matters involving PT and PT PMA structures, shareholder arrangements, and corporate governance.
Coordinate with notaries and PPAT on deeds, land transactions, corporate amendments, and other legal formalities.
Ensure contracts protect the company's interests and reflect its commercial objectives.
3. Licensing & Regulatory Compliance
Manage and monitor corporate and property-related licensing, including OSS, NIB, KBLI, PBG, SLF, and applicable business permits.
Advise on zoning, spatial planning, land use, construction, and relevant regulatory requirements.

Maintain compliance records, licensing schedules, and legal documentation.
4. Government Relations & Stakeholder Management
Liaise directly with BPN, PUPR, DPMPTSP, Satpol PP, police, local authorities, notaries, PPAT, and other relevant government institutions.
Coordinate submissions, clarifications, inspections, and regulatory follow-ups.
Represent and protect the company's interests in dealings with external stakeholders, within the scope of the candidate's legal authority.
5. Dispute Resolution & Risk Management
Manage legal disputes, claims, negotiations, and dispute-resolution processes.
Coordinate with external lawyers and litigation counsel when required.
Assess legal exposure and provide management with clear recommendations and risk-mitigation strategies.
Proactively identify legal issues before they escalate into disputes or operational problems.
6. Legal Leadership & Management Advisory
Provide direct legal and commercial advice to senior management and foreign stakeholders.
Establish practical legal procedures, contract controls, and compliance monitoring systems.
Manage external legal advisers, notaries, and other professional service providers.
Track outstanding legal matters and ensure timely resolution through to completion.
