Project Manager

About the Role

We are seeking an experienced Project Manager to lead and oversee all phases of project development, from pre-construction and procurement through construction, testing and commissioning, and final handover. The successful candidate will be responsible for ensuring that projects are delivered in accordance with the approved scope, budget, quality standards, and schedule.

Key Responsibilities:

• Lead and manage all pre-construction, procurement, construction, testing and commissioning, and handover activities.

• Ensure project delivery in accordance with the approved scope, budget, quality standards, and schedule.

• Coordinate and review architectural, structural, MEP (Mechanical, Electrical, and Plumbing), landscape, and infrastructure designs.

• Conduct value engineering and constructability reviews to optimize project outcomes.

• Lead tendering, bid evaluation, contractor selection, and contract administration processes.

• Monitor project costs, cash flow, variation orders, and change management.

• Prepare and monitor master schedules, recovery plans, and project progress reports.

• Conduct regular site inspections to ensure quality, safety, and compliance with project requirements.

• Coordinate with stakeholders, including owners, consultants, contractors, vendors, authorities, and operators.

• Ensure successful testing and commissioning, as well as project handover.

Qualifications:

• Bachelor’s degree in Architecture or Civil Engineering.

• Minimum of 10 years of experience in project management and/or construction management.

• Proven experience in luxury hospitality, villa, residential, commercial, mixed-use, or high-rise developments.

• Previous experience working for a property developer or project management consultant is mandatory.

• Experience in hospitality projects involving well-known hotel operators, such as Aman, Marriott, or Hyatt, is highly preferred.

• Strong understanding of architectural, structural, MEP, landscape, and infrastructure works.

• Strong knowledge of construction contracts, tendering, variation orders, claims, and project commercial management.

• Proven experience in project budgeting, cost control, cash flow monitoring, and reporting.

• Proficiency in Microsoft Project, AutoCAD, Microsoft Office, and project reporting tools.

• Strong understanding of project planning, scheduling, risk management, and stakeholder management.

• Excellent leadership, communication, negotiation, and problem-solving skills.

• Good command of English is preferred.

• High integrity, discipline, a strong sense of ownership, and a collaborative mindset.

• Willingness to be based in Bali or Bintan, Indonesia.
