Building Manager

About the role

We are seeking an experienced Building Manager to join PT Inti Citra Agung (Optik Melawai) in Jakarta. This is a full-time position based on-site in Jakarta, offering a strategic opportunity to oversee the day-to-day operations and maintenance of our commercial property portfolio. As Building Manager, you will be instrumental in ensuring our facilities operate efficiently, safely and to the highest standards, whilst maintaining a professional environment for tenants and visitors. This role sits at the heart of our property management operations and directly impacts tenant satisfaction, operational efficiency and asset preservation.

Key responsibilities

• Oversee all building maintenance, repairs and preventative maintenance schedules to ensure the property remains in excellent condition

• Manage building operations including security systems, utilities, HVAC, plumbing and electrical systems, coordinating with external contractors as necessary

• Supervise and coordinate building staff, including maintenance technicians and support personnel, ensuring compliance with company policies and procedures

• Monitor and maintain building safety and security protocols, including emergency procedures, fire safety measures and access control systems

• Manage vendor relationships and service contracts, ensuring value for money and quality service delivery

• Handle tenant relations, responding to maintenance requests and resolving facility-related issues promptly and professionally

• Prepare and monitor building budgets, controlling costs while maintaining operational standards

• Conduct regular inspections and document maintenance records, ensuring regulatory compliance and due diligence

• Implement and monitor health, safety and environmental standards across the building

• Liaise with property management company and ownership, providing regular reports on building performance and maintenance needs

What we're looking for

• Minimum 5 years' experience in building management or property maintenance within a commercial setting

• Strong knowledge of building systems including HVAC, plumbing, electrical systems and security infrastructure

• Proven experience managing maintenance budgets and controlling operational costs

• Excellent supervisory and team management skills with the ability to lead and motivate staff

• Outstanding communication and interpersonal skills, with the ability to liaise effectively with tenants, contractors and stakeholders

• Strong organisational and problem-solving abilities with meticulous attention to detail

• Health and Safety certification or equivalent qualifications in building management

• Computer proficiency including experience with building management systems and Microsoft Office applications

• Valid driver's licence and willingness to be on-call for emergencies

• Fluency in Indonesian and English, both spoken and written

• Relevant certifications in building management, health and safety, or technical trades are advantageous
